01 - FIND A TRUSTWORTHY BUYER’S AGENT
Congratulations! You are finished with the first step in buying a home—you have made it to my website. Now all you need to do to get things started is to fill out your property search criteria and listings that match your search criteria will be emailed to you when they are listed.
02 - MORTGAGE PRE-APPROVAL
This is a necessary step that you have to do before you can start looking. It would be very disappointing to find the home of your dreams only to learn that it is not within your budget.
03 - CREATE YOUR WISH LIST
When you make a list of the things you want, there are many things to consider, and you may change your mind as you visit new properties. We will work to find houses that meet a majority of the things on your list.
04 -THE HUNT BEGINS
I use your wish list to find the best houses for you. Many times, a buyer’s agent has early access to listings—a benefit to working with an agent. If I send one you like, let me know and I will schedule a showing.
05 - WHEN YOU FIND YOUR DREAM HOME
We will take care of the details—drafting a contract, researching the home’s value, evaluating historical data — so that your offer is the most appealing to the seller. From there, we will work to negotiate the best deal for you.
06 - OFFER ACCEPTANCE
Within 7 to 10 days, we will need to remove the subjects. We will work with your mortgage broker to get full approval, help you get your inspection scheduled, and go through all the necessary documentation.
07 - REMOVAL OF SUBJECTS
Congratulations! You are ready to continue the purchase process because you have done your due diligence. After you have signed a subject removal addendum and sent your deposit check, you are ready to seal the deal.
08 -CHOOSING A LAWYER
To make sure everything is legitimate, you’ll need a real estate lawyer, which will run about $800-$1000. We will coordinate with the lawyers, so no need to worry—all you do is show up to sign the papers.
09 - GETTING READY TO MOVE
You will need to schedule movers, schedule cable and internet connections, utilities, home insurance, etc. we have recommendations to help you. We will help you access your new home as we get closer to your closing date.
